Donald W. McIntosh Associates, Inc. was formed in 1957 in Miami Shores,
Florida and incorporated in 1966. The Firm consists of civil engineering,
surveying and planning departments with a staff of ninety professionals,
technicians and support personnel. All personnel operate from our corporate
office in Winter Park, Florida.

Firm principals are Donald W. McIntosh, Jr., PSM - President/CEO, Charles H.
True, PE - Senior Vice President, John M. Florio, PE - Vice President and
Janet Hatch - Vice President.

The Engineering Department is managed by George Delaney, PE, Director. Civil
engineering services include preparation and processing of clearing and mass
grading plans, stormwater management systems, primary and secondary utility
systems, utility plant design, subdivision plans, final engineering plans for
development infrastructure, and permit submittals as required by governmental
agencies for approval and commencement of construction.

Construction observation services include quantity takeoffs, preparation of bid
packages, value engineering, assistance with contractor selection, review of
shop drawings, review and approval of contractor pay requests, applications for
payment, periodic construction observation, final project certification and
preparation of record as-built drawings.

The Survey Department, managed by its Director and Assistant director, Keith
Ruddick, PSM and Rocky Carson, PSM, who together with the Firm's Project Managers
(all PSMs) are technically and administratively involved in all projects and
provide extended levels of expertise. Additionally, the
Survey Department's personnel includes highly proficient computer technicians and
draftpersons. The Department has seven field crews, all equipped with
four-wheel drive trucks and state-of-the-art survey equipment including GPS. Each field crew
is managed by an experienced crew chief with an average of 19 years of
experience in that capacity. Survey services include boundary, topographic,
tree and environmental line/wetland surveys, building layout, as-built surveys,
cartography and platting document preparation.

The Planning Department was organized for the purpose of providing support
planning services to in-house civil engineering projects and select private
land development clients. The planning staff is capable of providing a wide
range of planning services, including site analysis, due diligence reports,
mapping, master site planning, entitlements, research and acquisitions, project
management, ADA/DRI preparation, comprehensive plan amendments, concurrency
audits, entitlement, vesting and concurrency certifications, annexations and rezonings.

Central America. The Firm's versatility is demonstrated by the many
